Sell your property with someone who knows this market

Selling property in Spain isn't just good photos and a listing on a portal — it takes knowledge of local regulations, taxes, and where buyers are actually looking today.

Why CDH Luxury

We sell where we live

The Spanish property market is, in practice, a dozen or so different local markets — what works in Marbella won't necessarily work in Alicante. So instead of one universal sales template, we tailor the strategy to the specific location and the specific buyer.

Reach

Five offices on the coast

Marbella, Alicante, Malaga, Denia, Villajoyosa — your listing reaches not just one agent, but a whole network working across both coasts: Costa del Sol and Costa Blanca.

Buyers

An international buyer base

A Polish-international team means access to buyers from Poland, the UK, Scandinavia and other countries — not just local buyers from Spanish portals.

Experience

12 years in this market

Robert Zagata has led the team since 2014. We know how to price a property realistically — not to win the listing quickly, but to actually sell it.

Paperwork

Knowledge of Spanish regulations

Nota simple, energy certificate, non-resident capital gains tax, the 3% withholding deducted at the transaction — we guide the client through every formality specific to selling in Spain.

Presentation

Professional marketing

Professional photography, a description tailored to an international audience, and presence on key portals — your property is presented the way premium properties are presented.

Discretion

A quiet sale

Some clients prefer not to publicise a sale. Thanks to our own network of contacts, we can offer a property to trusted buyers before it ever reaches public portals.

How it works

The sales process, step by step

Every transaction is different, but the steps below appear in almost every sale we handle on the Spanish coast.

01

A valuation based on real transactions

We analyse actual transaction prices, not just asking prices, in your specific location — a micro-location on the Spanish coast can shift a property's value by double digits.

02

Preparing the paperwork

We gather the nota simple, the energy certificate and a certificate confirming no debts to the owners' community — without these documents the transaction can't close, and missing them when a buyer shows interest costs weeks.

03

Professional presentation

Photos, description and portal exposure tailored to an international buyer — because in many regions it's the foreign buyer who pays the highest price.

04

Reaching the right buyers

We use our five-office network and our own contact base so the listing reaches not casual browsers, but people genuinely ready to buy at that budget.

05

Negotiation and the preliminary contract

We negotiate on your behalf and prepare the preliminary contract with a deposit, protecting both parties' interests until the day the deed is signed.

06

The notarial deed and tax settlement

We accompany you to the signing at the notary and take care of the seller's tax formalities — including the non-resident capital gains withholding deducted at the transaction.
